How does it work?
Call us on 0300 303 0113 to speak to a member of our Lettings Team. We’ll take some brief details and outline how the process works. If you’re interested in finding out more, we’ll arrange to meet you at the property.
Which locations are covered?
We’re looking to lease two and three bedroom properties in North or West London, Slough, Chiltern, South Bucks and surrounding areas.
Will the property be returned to me in the same condition?
The property will be kept clean. If you ask for the property back we will carry out any work required by the lease agreement. This doesn’t include fair wear and tear.
How often do you visit?
Your property will have a dedicated housing officer who will visit periodically and produce a report. Ad-hoc visits will also be made if needed.
Do you ask for a deposit from residents?
No. The residents are often low income, vulnerable and in need of housing. We cover any malicious damage to your property.
How long does it take if I want my property back?
This can take between six and nine months. When we receive notice in writing from you we will immediately take steps to gain vacant possession. This begins with us serving a Section 21 notice and if necessary, applying to the local county court for a possession order. It depends how busy the courts are as to how long this takes.
Does my property have to reach a standard?

What are the benefits of guaranteed rent?
You will have financial security – and the peace of mind that your property is being looked after by a dedicated team.
We guarantee to pay you rent for up to five years (subject to rental valuation, location and market conditions) whether the property is occupied or not*

How quickly can it start?
The lease agreement will start on the day of the first tenancy. When we have all the documents we need from you we will offer the property to the Local Authority. It usual takes between five and ten days to find a tenant and move them in.
What if my property becomes empty during the lease?
We will inspect, carry out any repair works and let you know of any work that needs doing due to wear and tear. You will still be paid the rent as long as the work is completed quickly. Once the property is ready to let we will offer it back to the Local Authority.
Who pays the utility bills?
Tenants are responsible for bills unless they are part of a service charge, then the landlord would pay.
