ASB policy​

We have recently updated our ASB policy. The following is a FAQ guide and below that you can find a link to the full policy document.

Our ASB Policy outlines how we prevent and handle incidents of anti-social behaviour, harassment, hate incidents, and neighbourhood disputes. We aim to create a safe environment for all customers through prevention, support, intervention, and enforcement.

However, if it is causing either disturbance or damage to property, you can report this to us.

Children crying – Babies and young children will often cry, especially during the night. This would not be considered anti-social behaviour. If you have a genuine concern about the welfare of a child, contact the children’s social care team at your local council. If you feel a child is at immediate risk of harm, call the police on 999.

ASB includes a wide range of behaviours that negatively affect others’ quality of life, such as:

  • Drug or alcohol abuse
  • Vandalism and property damage
  • Extreme and persistent noise
  • Violence or threats
  • Verbal abuse, harassment, or intimidation
  • Hate-related incidents based on race, ethnicity, nationality, sexual orientation, gender, disability, religion, or age.

A hate incident is any act believed to be motivated by hostility or bias towards someone based on a personal characteristic, such as race, religion, sexual orientation, disability, or transgender identity.

You can report ASB or hate incidents by phone, (0300 303 1010) online through our website, or by emailing us at contactus@lifestone.co.uk. Anonymous reports are accepted, but providing contact details helps us investigate effectively.

Once you report ASB, we will:

  • Acknowledge your report within the timeframe specified in our policy.
  • Conduct an initial assessment to determine the severity and impact.
  • Assign a case manager if appropriate, based on an assessment of overall circumstances.
  • Develop an action plan and keep you informed throughout the process.

We use various tools to address ASB, including:

  • Warning letters and advisory notices
  • Acceptable Behaviour Contracts
  • Mediation services
  • Injunctions and legal actions
  • Working with partner agencies like the police for serious cases.

Cases remain open until the issue is resolved, the behaviour stops, or there is no evidence to support the allegations. We will inform you in writing when we intend to close a case, providing reasons and giving you an opportunity to respond.

We provide tailored support to both those who experience ASB and the perpetrators of ASB. This includes linking them with support services, offering mediation, and providing updates on the case progress.

Our approach to dealing with domestic abuse is outlined in our Domestic Abuse Policy. We offer specialised support and work with relevant agencies to ensure the safety and well-being of those affected.

You can help maintain a safe and pleasant neighbourhood by:

 

  • Reporting ASB and hate incidents promptly
  • Keeping your home and communal areas clean and safe
  • Respecting your neighbours and their property
  • Following the terms set out in your tenancy agreement.

Our staff receive ongoing training to effectively manage ASB and hate incidents. This includes case management, legal remedies, customer care standards, and dealing with difficult situations.
