A future Paradigm development in Kidlington, Cherwell, is set to move forward after receiving planning approval from Cherwell District Council this week. The site, being delivered by housebuilder Vistry, will provide 185 high-quality affordable homes and marks one of our largest upcoming Section 106 developments.
Construction is expected to begin in early autumn, with the first homes ready from spring 2026.
This project will deliver a mix of homes, with 130 for affordable rent and 55 for shared ownership. These buildings will range from one-bedroom accessible bungalows and apartments through to spacious five-bedroom family houses. The estate will also be fossil fuel-free, using air source heat pumps for heating and offering electric vehicle charging points across the site.
The development will also contribute significantly to the local area, providing new sports pitches, children’s play areas, and generous green open spaces. More than £7 million in Section 106 contributions will support local infrastructure and services.

This project has also allowed us to work closely with Cherwell District Council to convert the original First Homes to shared ownership homes, making them affordable to a broader range of families.”
