Property condition

It is your responsibility to look after your home. If you do not look after your home,  this can cause other problems such as pest infestations and fire risks.

Hoarding is where someone keeps an excessive number of items and this can cause safety issues, increasing the risk of a fire and the speed it can spread. This can also cause an issue with pests and vermin, which can spread to other nearby homes. 

It’s important to keep gardens tidy and free from rubbish. Built-up waste can also create unpleasant odours and be an eyesore for the community. Similarly, leaving unusable vehicles in parking spaces is unacceptable, as they can block access and create hazards.

What you can do
  • If you are noticing unpleasant odours or behaviour that might indicate hoarding, you should raise this to us on 0300 303 1010
  • If the issue relates to an unkept garden or derelict vehicles you might want to try to approach the person and explain the issue you have and how it is affecting you
  • Use the ASB App to take photos and/or videos of the issue
  • Use the ASB App to create a log of the incidents you are experiencing
  • If you are unable to access the ASB App for any reason, you can request ASB Incident Log Sheets from us by emailing ContactUs@lifestone.co.uk or calling 0300 303 1010
  • Give us your permission to speak to your neighbour about the reports you have made
  • Participate in any joint conversation or mediation if offered
  • Assist us by continuing to keep us updated on what is happening and providing further reports if things do not improve
  • We can work with people who are hoarding and get them specialist help and support to tackle the causes, as well as get the property cleared and cleaned.
  • If someone is not able to change their behaviours despite help and support, we may take enforcement action and this could result in an injunction or even eviction in the most serious cases.
  • If someone is struggling to look after their garden we can refer them for support.
  • We will work with the local authority if there is a public health hazard.
  • We will make a safeguarding referral to the local authority if the situation requires it.
  • Local authority public health and environmental health teams can take action requiring people to clear up their gardens or homes if it is posing a threat to the health and safety of others.
  • NHS mental health services, charities and other specialist agencies can offer help and support to people who are hoarding
  • Some charities offer garden help schemes for people who are struggling to maintain their gardens due to ill health or another vulnerability.
