Communal areas

ASB in communal areas includes things like people leaving rubbish out,  people breaking in and using the hallways and stairwells to take drugs, or homeless people setting up camp. 

What you can do
  • Use the ASB App to record sounds, and take photos and/or videos of the issue.
  • Use the ASB App to create a log of the incidents.
  • If you are unable to access the ASB App for any reason, you can request ASB Incident Log Sheets from us by emailing ContactUs@lifestone.co.uk or calling 0300 303 1010.
  • If you feel threatened or unsafe at any time, or you believe a criminal offence has been committed, you should report this to the police immediately (in addition to logging it with us).
  • Provide us with the references from any reports made to the police.
  • For noise nuisance, you can contact the Environmental Health team at your local authority to let them know about what you are experiencing. They have additional powers to take action.
  • Assist us by continuing to keep us updated on what is happening and providing further incident reports if the behaviour does not stop.
  • If you can identify the people engaging in ASB, please tell us using the contact details above, so we can deal with them directly.
  • If you are able to provide specific dates and times when ASB occurred, we can check any CCTV to see if we have anything we can use as evidence.
  • We can do deep cleans and spot cleans to remove rubbish.
  • If we have evidence of who is engaging in ASB and they are a customer, we can take tenancy enforcement action against the perpetrator(s). If they are NOT a customer, we may still be able to take legal action against the perpetrator(s) depending on the circumstances.
  • We can share information with the police and support criminal investigations and possibly prosecutions for the most serious offences e.g. those involving drug-related activity.
  • We may be able to install CCTV in areas where we have high levels of ASB to deter further behaviour and support our evidence gathering.
  • We may be able to install other security features such as security doors and gates, or motion sensor lighting.
  • The police can prosecute perpetrators for criminal damage and other related offences.
  • The police can also use their intelligence information to help Lifestone identify known individuals who might be breaking into communal areas so that we can take tenancy or other enforcement action.
  • The police can use additional remedies such as Community Protection Notices or Dispersal Orders to prevent people from gathering near the blocks and estates that Lifestone owns and manages.
  • The police can ask for a Criminal Behaviour Order as part of sentencing once someone has been found guilty of an offence. This type of order can help to keep repeat offenders away from the blocks Lifestone owns and manages. They can also increase patrols in areas known for ASB.
