SettleParadigm - Becoming one organisation

Building a better future - together

On 27 October 2025 Settle Group and Paradigm Housing Group became one organisation temporarily called SettleParadigm, with a shared commitment to delivering more for residents and our communities. Together, we’re building a better future.

Your feedback was a key factor in this decision. Almost 32% of respondents felt positive about the plan with only 18% feeling negative. The largest group, 50%, felt neutral and wanted more information about what it would mean for them. You can see the full results of the consultation here.

We have now also bought 3,500 homes in South Buckinghamshire from L&Q and are in the process of welcoming these new residents over the coming months.

Frequently asked questions

Joining together will help us provide you with better services, in the longer term. While we are now a single organisation, it will take a bit longer to integrate all our services. You won’t see any changes in the services you receive until at least the middle of 2026 and, if we do plan to change anything, we will consult you first.

We’ll use SettleParadigm as a temporary name until we rebrand with a new name in 2026. Until then, you will still call our regular Contact Centre, see our vans on the road and have the same teams working in your homes.

Other important things to know:

  • Your rent and other charges will not change because of the merger. Your rents are set in accordance with a standard set by Government and you will receive your next rent change letter in March 2026. You can see more about how we set rents and how the money is spent here.
  • Your tenancy, lease or tenancy agreement will not be affected by the merger
  • Your tenancy rights will not be affected either
  • The services you receive won’t change – although we hope to improve these by joining together and we’ll let you know when anything changes
  • Your Welfare Benefits and entitlements will not be affected by the merger.

We have homes in similar areas, so by joining together we can work more efficiently and cost-effectively, while staying local. We are now:

  • Big enough to cope with challenges such as improving energy performance
  • Able to build more affordable homes to help address the housing crisis 
  • Able to use our combined resources on homes and estates that need improvement. 

We will keep our local focus and continue to work with residents to decide how we want our neighbourhoods to look and feel and to address local issues.

 

Settle is a housing association which provides services to more than 24,000 residents in over 10,000 homes across Hertfordshire, Bedfordshire, Buckinghamshire, and South Cambridgeshire. They share similar values to Paradigm and are passionate about giving residents a firm foundation on which to build their lives. 

There would be no transfer of the ownership of your home and no change to the terms of your tenancy or lease. You would continue to pay your rent and service charges to Paradigm.

No – the terms of your shared ownership agreement and rights would remain the same. 

You would not be affected – the terms of your lease and your statutory rights would remain the same. 

There would be no changes to how we manage your home at the moment. Paradigm staff will continue to provide services to you. Over time, staffing arrangements may change but we will always make sure you know who any new contacts are. 

You shouldn’t notice any change to the services you receive. It is business as usual. The top priority for both organisations is to deliver great services and homes – and to keep improving on this. The partnership project won’t distract us from focusing on this. Longer-term, the partnership would allow us to invest more in repairs, maintenance, services and the communities you live in. 

At this stage, moving home options will be the same as they are now.
